Interior Waterproofing

Compared to other common waterproofing systems, interior drain tile has the following advantages.

It lowers the water table far below the bottom of the basement floor. This controls the capillary action or wicking of water or water vapor on to the basement floor. Because of the problems associated with basement floors allowing so much water into homes, the new building codes mandate a vapor barrier or plastic be placed under the floor. Also, a drain tile or permeable soil with an automatic discharge system (sump basket and pump). These changes in building codes are because of mold issues in new homes. A properly installed drain tile system is the only way to combat this problem without completely removing the floor.

Interior drain tile also drains the blocks at the bottom where they rest on the footing. This also helps with the wicking of water up the wall. It eliminates the moldy dingy looking walls that happen when they hold water. Because we drain the walls at the footing, below the floor, any water that enters the inside of the wall will be drained immediately.

Our drain tile does not plug or silt in. Being on the inside of the footing perimeter, our tile is in a controlled environment. We also lay it in a bed of washed rock to filter the water before it enters the tile. Because people have a tendency to believe tiles plug, we went and checked a few systems that we installed in the 1970’s. They were clean and in perfect working order.

The system is below the floor and maintenance free. After the system is installed, you can finish the basement and not worry. There are no above floor baseboards to work around or be concerned about.

  • Ease of installation for the installer. There are no trenches to dig.

  • Water has to travel along side the block in route to the basket. This means that water wicking up the wall can still happen, allowing mold growth.
  • Does no lower the water table below the floor. You will end up with floors that act like a humidifier.
  • Usually costs more than the interior drain tile system


Exterior Waterproofing
pros
  • Gets the water before it enters the house.
cons
  • Three times the costs of more effective systems.
  • Run the risk of bowing the walls with back fill and ground settling over the next few years.
  • Landscaping issues for a couple of years.
  • Loosening soil along side of the house actually allows more water to saturate in along the house.
  • Very tricky to get the right combination of products and skill to make an effective solution. Has to be professionally done.
